Buying a home has changed. To help you understand the buying process and  make the most of your time and dollar you spend, I provide an overview from the planning table to the closing table. I educate you on the current state of the market using statistics, articles, and third party real stories and will be "your eyes and ears in the Marketplace!" until you find your dream home.

I guide you thoroughly about the process of writing a winning offer and prepare you to improve your weak area to make everything strong. It is not uncommon to find yourself in a competition situation where you and others have submitted competing offers on the same property. It is in your best interest to have a buyer counseling session with me so you 're ready mentally and intellectually to move timely when you find right home.

One of the first things buyers should do is talking with a qualified lender and obtaining a pre-approval letter. I recommend several good lenders who can go over the multitude of loan options available and help you get the best possible loan and rate to suit your needs.



In today's market, an "affordable"home is not so much determined by sales price as it is by the financing which translates that price into a monthly payment. Especially a lot of first time home-buyers don't put enough effort in researching their financial options, but rather easily get caught up in comparing neighborhoods,  home layouts, and square footage. You must shop as throughly as they can for the best financing as they do for the best house. By figuring out how much house you can afford, you don't risk falling in love with one you can't.

When you are ready to make an offer, I provide you all the comparable data including what's on the market, what failed to sell and comparables and interpret the data in the CMA for you so you can make the right decision. Remember, writing the offer is a negotiation-I prepare perfectly written contract with all the necessary forms for you and discuss wise pricing strategy with you to help you secure the house for the best price, terms, and conditions. My goal is to accomplish this for you!



Once you have a ratified contract, I walk you through and help coordinate all the steps until a smooth settlement is achieved. Typically, these include inspections (home,radon, termite, pool, etc.), coordinating appraisals, negotiating, managing repairs, securing final loan commitment, document review, walk-through...etc.

The buyer has the right to select a title attorney or insurance company. You should shop and compare prices before deciding what attorney or title company will conduct your settlement. I also provide a list of reputable settlement and insurance services throughout Washington Metro area.



Title insurance provides protection in the event any of a number of past actions threaten the title to your property. Most lenders will require title insurance to protect their interest. Be sure to ask about an "owner's" policy as well, to protect your title. You may save money if you buy owner's title insurance at the same time as mortgage title insurance, rather than buying it separately later. As a homebuyer, you may be able to save money with a "re-issue rate" for title insurance, if the property changed hands within the last several years.
